GSCCCA Deed, Lien, and Plat Documents for the State of Georgia
The documents listed here are authored and distributed by the Georgia Superior Court Clerks' Cooperative Authority (GSCCCA) for the recording, indexing, and filing of Real and Personal Property (Deed, Lien, and Plat) instruments for the State of Georgia; and related transmission of data from Clerks of Superior Court to the GSCCCA. The following Standards are USEFUL TO CLERKS of Superior Court and those that perform indexing.
NEW! 1.0 Indexing Standards for Real and Personal Property Records for the State of Georgia. 7-09-2008 (pdf, 747 KB). This document is used for the indexing of all Real Estate(Deed), Lien, and Plat instruments filed with Clerks of Superior Court in the State of Georgia. This document has been updated with the approved and effective changes specified in document 1.1 below.
NEW! 1.1 Indexing Standards Changes in the 7-09-2008 Version (pdf, 334 KB). This helpful 10-page document lists the effective changes that were made into the Indexing Standards version 7-9-2008 from the previous, 7-12-2006 version. The Indexing Standards are provided as document 1.0 above.
The following Guidelines describe computer systems. They are most USEFUL TO VENDORS AND PROGRAMMERS of in-house Deed/Lien/Plat indexing software. They describe what local/county indexing systems must do.
2.1 Deed System Guidelines 4-10-2008 (482 KB). UPDATED VERSION. Select 'view/mark-up' in Word to see changes from previous versions. This version has guidelines for the Historical Re-Indexing project appended at the end.
2.2 Lien System Guidelines. 7-31-2009 (300 KB). Read this AFTER you have the Deed System Guidelines. This defines changes from Deed System Guidelines that are applicable for a system to index Liens.
2.3 Plat System Guidelines. 7-31-2009 (239 KB). Read this AFTER you have the Deed System Guidelines. This defines changes from Deed System Guidelines that are applicable for a system to index Plats.
2.4 File naming 5-12-2004 (36 KB).This doc is referenced in the Lien and Plat Guidelines docs above. It defines the filnames and headers that are to be used for sending Lien and Plat index data files to the GSCCCA. It does not apply to deeds.
2.5 Deed, Lien, Plat Certification 7-31-2009 (215 KB). Vendors seeking to get an indexing system certified should download this after they have read the corresponding Guidelines documents above. This document is for those interested in having their Deed, lien, or plat indexing system certified.
2.6 Deed Lien Plat IMAGE Specification 1-1-2006 (140 KB). This document contains the specifications for creation and delivery of deed, lien, and plat tif images to the GSCCCA for indexing locally and participation in the Statewide indexes project.

This training tutorial is designed to help indexers of Real Estate instruments understand and apply the Indexing Standards to this complicated category of instruments and parties. It is a challenging document that addresses what is believed to be the most difficult names to index, and it is intended only for those already familiar with the Indexing Standards.
