Overview
The Clerks’ Authority and the Clerks of Superior Court in Georgia have created a one-of-a-kind system providing unprecedented access to Georgia deeds and property transaction information in Georgia. Extensive efforts have been made by the Authority and Clerks so as to provide for uniformity in technical and practical practices relating to real estate documents in Georgia.
The Real Estate Georgia Deed System provides access to the following real estate dockets and documents:
- Deed Indexes - all counties in Georgia
- Deed Images - all counties in Georgia
- Conveyance Transfer Tax Data (PT-61) - all counties in Georgia
- Transfer Tax Images - all counties in Georgia
- Grantor and Grantee search features - all counties in Georgia
- Statewide, regional or individual county search features
- Book and Page search features – all counties in Georgia
- Subdivision and Lot search features – participating counties in Georgia
- Instrument Type search features – all counties in Georgia
- Street address search features - all counties in Georgia
- Map search features - all counties in Georgia
- Daily transactions search and reporting - all counties in Georgia
- Smartphone search capabilities - all counties in Georgia
- Sales price data - all counties in Georgia
- Creation of user driven search reports
The System continues to evolve with regular additional capabilities being added to provide robust search capabilities and features such as e-filing capability and utilities.
Certified Vendors
To assure quality, completeness, compatibility and compliance with state laws, it is the Authority's intent to only receive Clerk of Superior Court data from the certified computing systems. Certification is based on meeting minimum requirements for particular program participation and not upon suitability for all needs of Clerks of Superior Court.

System Guidelines
Preparation and transmission of county deed, lien and plat index records and related images to the Central Collection System is critical for the proper functioning of the statewide system. Local data capture, formatting and transmission is standardized and carefully controlled to ensure the functional integrity of the data in the system.
The guidelines present the local system requirements and data standards and the technical requirements local systems must adhere to be compatible with the Real Estate System. All local systems must demonstrate and maintain compliance with these requirements.
